How a 19-year-old with $3,000 saved from coaching gymnastics bought a 12-unit building — the listing everyone scrolled past for 560 days, the structure the seller agreed to, and the one ratio that stops this being reckless. Sourced line by line.
What Lands In Your Inbox
One operator, one deal, no polish. What they bought, what it cost, and what actually happened.
Purchase price, rent roll, cap rate — the figures most newsletters leave out entirely.
A weekly look at how a single deal was financed, managed, and exited (or not).

of debt across an industrial portfolio — a deliberate choice made by someone who watched leverage take everything once, and decided never again.
How Each Edition Is Made
Anyone can write an inspiring story about an investor. The work is establishing that the story is true — and being willing to drop a good one when it isn't.
Two independent public sources, minimum. A single podcast appearance isn't enough to run on.
The arithmetic has to reconcile. If the stated returns don't survive a calculator, the edition doesn't run.
No one raising money from readers. Subjects who sell deals to the public are set aside, however good the story.
Every subject is emailed after publication — offered corrections, and the option to have the piece taken down.
Setbacks stay in. The crash, the tenant who stopped paying, the deal that went sideways. Frictionless stories are fiction.
What we couldn't verify is named. Out loud, in the edition, rather than quietly smoothed over.
Free. Four minutes to read. Unsubscribe in one click, no hard feelings.

RE Riches is a journalism newsletter about real estate investors. It reports what specific, named people have done, using public sources. It is not financial advice, it does not sell investments, and nothing in it is a prediction or a promise about your own results. Real estate carries risk, including the loss of the money you put in.
